According to reports, families in the UK spend more time in the kitchen than they do in any other room in their home, and that includes their living room.

The kitchen is the most important room in the home and in the last century the size of our kitchen has doubled in size, making it the largest room in the average British home.

Therefore, it makes perfect sense that when buying a home, the kitchen is the main drive behind the difference between falling in and out of love with a property. In fact, a good kitchen will add nearly five per cent to the value of your home. However, in order to make your kitchen add resale value it's important that you do it right.

Magnet recently carried out a study and found that more money is spent on decorating a kitchen than anywhere else in the home. The average cost of a new kitchen including white goods, dining and breakfast bar furniture and accessories adds up to £19,000. Compare this to £6000 to renovate a lounge, this is an expensive exercise to get wrong.

According to the value that a good kitchen will add to your home and with the average cost of a new kitchen in mind, you will only make the £19,000 back if your home is worth £400,000 to begin with. The average sale price of a UK home in 2011 was around £230,000 so this indicates that the figures don't stack up when doing up your kitchen purely for profit. In addition, you will only make close to five per cent if you get the kitchen exactly right and the market is working in your favour.

Therefore, if you intend to redesign or renovate your kitchen, timing is key. However, whenever you are trying to sell a new, tasteful and good quality kitchen could give you the edge over other buyers even in a limited market.
